    Methods of Sale

    Every home demands its own strategy based on your personal circumstances and the style and location of the home. Our role is to guide you in determining the right method of sale for you.

    Private Treaty

    A private treaty campaign runs for an indefinite period and sees the home offered ‘For Sale’ at a set price or price guide/range such as “offers over”. As in an Auction campaign, open homes are generally held each week and buyers ‘submit offers’ during the course of a campaign. Offers can be countered and negotiated by the seller until the price and terms are agreed upon and the property is then sold.

    Auction

    A well-planned Auction creates competition between buyers and see them compete in order to be the highest bidder to secure the property. The auction process creates a sense of urgency and buyers have a definite time frame in which they must act. Auction campaigns generally run for a four week period. The auction is conducted under the seller’s terms and conditions and is not subject to finance, building and pest clauses or a cooling-off period. The seller has the opportunity to sell their property before auction, on the day of auction, or (in the event the property is passed in) after auction. A reserve price is set and communicated to the auctioneer on the day of the auction. A sale will only complete if a bid matches or exceeds the reserve price. Once the reserve price has been reached or exceeded and there are no more bids from prospective buyers, the property is then declared as sold to the highest bidder.

    Expressions of Interest

    Expression of InterestEOI campaigns are used to gather offers for a property without disclosing the price for which the vendor is prepared to sell. Expressions of interest campaigns are usually for a set time with a closing date where interested parties submit their best and highest offer to the agent in writing on a contract of sale. After the close date you can select the most favourable offer. If an acceptable offer is not forthcoming, you can negotiate with the highest offers or you may consider placing your property on the market as a private treaty sale...
